Old estate lands for sale

Properties totalling nearly eighteen acres of rural Bermuda are on the market.

The lots, two of which are more than eight acres, form part of an old Bermuda family estate in Smith’s and Hamilton Parishes.

While the three lots of open land and one that includes a Harrington Sound-side home have been available to buyers, with planning approval recently received to rework an old quarry on an 8.2 acre lot called ‘North Farm and Old Quarry’ they have been relaunched by realtors Sinclair Realty, Christie’s Bermuda affiliate.

Sinclair Realty, describing owners of the property, said: “In the 19th and 20th century, the North family was one of Bermuda’s more prominent landowners, with several estates, one of which ran from Harrington Sound to the South Shore, including the current site of the Pink Beach Club & Hotel.”

They noted the family have made large gifts of property to the Bermuda National Trust which include a private residence called ‘Mangroville’, along with adjacent lands and a portion of Mangrove Lake, which now forms the H.T. North Nature Reserve.

These lots also have considerable philanthropic potential, say Sinclair Realty. “In a world of disappearing land resources there has arisen a once-in-a-lifetime opportunity to acquire prime Bermuda acreage with considerable philanthropic or development potential adjacent to the Harrington Sound Gold Coast, Tucker’s Town and protected National Trust lands.”

“The Arrowroot Lane Estate is eight and a half acres with current permission in-principle for one dwelling with swimming pool, comprising 15,000 square feet of development.” The parcel directly adjoins lands owned by Bermuda Properties also known as Tucker’s Point Club, The Bermuda National Trust and private residences, and it is on the market for $5.2 million net.

A second lot, North Farm and Old Quarry, is 8.2 acres with permission in-principle for two dwellings. Sinclair Realty said: “Extensive, elevated water views and twenty-foot rock cuts add spectacular interest to the landscape.” It is priced at $6.8 million gross.

The third lot, called the Judkin Lane Lot, is 1.08 acres bordering Mangrove Lake with permission in-principle for one dwelling. It is on the market at $1.2 million gross.

Also for sale is Bridgenorth, a 0.75 acre waterfront home on Harrington Sound with permission in-principle for four town houses and two pools. It is for sale at $3.48 million net.

Sinclair Realty said: “This is one of Bermuda’s largest remaining tracts of undeveloped land under private ownership and its importance has never been more evident.”
