When is best time to sell waterfront home?

I am thinking of putting my waterfront property on the market, but my question is when?

Dear Water Lover,

We always have a high demand for waterfront property, preferably boatable or swimmable or both.

Waterfront typically demands a higher price than inland homes, as supply is limited and it is popular.

In fact, some of our recent waterfront listings have sold very quickly, with multiple offers.

For buyers, waterfront may take longer to find and it is best to have finances in order so that they can move quickly when the time comes.

Waterfront homes typically carry slightly higher insurance rates, as they are more (albeit rarely) susceptible to hurricanes, storm damage, tidal waves and flooding.

However, prudent investment in storm shutters, a generator and a garage for the car can help keep any storm damage to a minimum and add value to your home in the selling process.

Docks are a huge bonus for the boat lover, however you should be aware that in Bermuda if the dock was built within the last 60 years, this can mean the payment of foreshore encroachment fees.

So do be sure to inform potential buyers correctly.

Keeping all the above in mind, with a waterfront home you enjoy a fabulous outdoor lifestyle, constant water views, usually a tranquil and private setting and cool ocean breezes — perfect for entertaining on a balmy summer night!

In terms of timing to place your property on the market, these reasons can be both before and against putting it on the market now.

If you want to show your property at its best, summer is your season to sell.

However, don’t forget that listing your home can be disruptive and you might need to decide whether your priority is to sell your home, and deal with the potential disruptions, or enjoy your summer entertaining for one last time.

If you are downsizing and still want to enjoy the water, don’t rule out a waterfront condominium, or a property not on the water, but with beautiful ocean or harbour views.

This can provide some of the benefits of a waterfront house at a much more reasonable cost, and lower maintenance.
