office development's plans to build a parking area.

Developer Tony Smith, chairman of AF Smith Trading Company and president of Villa Development Company, submitted the parking lot application to the Board on March 29.

The Board refused Mr. Smith's request, saying the lot would result in access and traffic flow interruptions.

The board also said the parking area would have a "detrimental impact'' on the area.

Mr. Smith said no decision had been made as to what actions the company will take.

"We're just weighing our options at the moment,'' he said. "An appeal will probably be the route taken.'' Mermaid Beach's bid to convert its hotel rooms in its western buildings into residential units was also denied by the DAB.

The board said it was not satisfied that the "environment, character and quality'' of the Warwick tourist accommodation would not be harmed as a result of the size and physical characteristics of the proposed residential site.

Jean Astwood of Mermaid Beach told The Royal Gazette the plan was an attempt to generate more income for the hotel. And she said they planned to appeal the Board's decision.

The Board granted planning permission to the Pembroke Marketing Company to set up a vehicle showroom on Crow Lane.

But the company will have to submit a separate application for a building permit.

Approval was also granted for the conversion of a residence on Spire View Lane, Sandys Parish, to a nursing home for five elderly people.

A separate building permit will also have to be submitted prior to construction.

The Board gave approval to Bermuda Properties Ltd. for conversion of a residence on Castle Mews Road in Hamilton Parish to an office.
