The developer hoping to buy Sonesta Beach Hotel has scaled back the number of cottages he intends to build in response to complaints from residents.

Developer Clifford Schorer met Southampton residents on Thursday night to discuss their objections to his plans to build 22 two-bedroom cottages just below South Road.

The Boston-based businessman, who plans to buy the hotel next month, told The Royal Gazette he had agreed to cut back the number of cottages for rent to 16, and to reduce their size.

And he has also agreed to draw up noise guidelines to ensure the revamped beachside restaurant at Cross Bay is not a nuisance.

Mr. Schorer, who is setting up Southampton Beach Resort Ltd. to buy the hotel from owners Aetna Life Insurance, said the noise problems should be alleviated because he plans to make the restaurant more upmarket.

"The meeting with the neighbours went very well. There were quite a few constructive suggestions which we've incorporated into our plan," he said.

"We've agreed to take down the number of rental units from 22 to 16 and we've agreed to establish noise and nuisance guidelines for the restaurants.

"All in all, it was very positive, and I think in the end the neighbours came out with an appreciation of what we are trying to do, and we came out with an appreciation of what we need to be to be good neighbours, which was very critical to us."

Mr. Schorer plans to upgrade all 400 rooms in the hotel, move the spa, and build 43 three bedroom condominiums on the site.
