Their site is located on the junction of Serpentine Road and Pitts Bay Road in Pembroke.
It contains a two-storey building used for office, retail and storage.
The existing building is located approximately five feet from the western boundary. The proposed development involves a partial third-storey addition, built over the rear of the building. This additional floor area will be used to accommodate offices ancillary to the current industrial use.
The application was advertised on March 31 with one letter of objection received on April 13.
Technical officers, after studying details of the proposal, noted that the minimum setback from a boundary shared by a site, in a residential development zone, is 20 feet. The building has a boundary of five feet.
But they said given that the proposal involves an addition over an existing building and taking into consideration the location of the residential building, along with existing vegetation, the proposal was within the discretion of the Development Applications Board under paragraph 3.8 and 3.9 of Section 3 of the Bermuda Plan 1992 Planning Statement.
