A vacant property in Warwick could become the home of a new development for seniors with 27 residential units.

A planning application, submitted by Senior Solutions Ltd, proposed the creation of a seniors community made of three building blocks together with care services and amenities.

The project would be erected on Leith Hill Lane, east of Camp Hill between the Railway Trail and Middle Road.

The application noted the island’s ageing population, which is expected to put additional strain on housing and healthcare services.

Planning documents stated: “SSL’s proposals represent a community-based approach to providing housing for seniors together with care services on site as well as other amenities.

“The concept combines encouraging independent living with readily available support services within a caring environment.

“An added benefit of developments such as this is that it could open up other housing stock from the seniors who have options for downsizing for these units.”

The project would contain a combination of 15 two-bedroom units and 12 single-bedroom units, with the majority of units to be erected on the eastern hillside.

The application states that the site would also feature common areas where residents can meet, a bistro with healthy food options, a community garden and a swimming pool.

However, the documents also acknowledge that the project would need the discretion of the Development Applications Board because it exceeds the maximum density for a residential development.

The planning documents argued that the density was appropriate given the location and physical layout of the property, the amenities on site and the project’s proximity to the commercial centre of Riddell’s Bay.

The application also accepted that the project would encroach on agricultural and woodland reserves, but said a conservation management plan would offset the impact by designating new woodland and agricultural reserves elsewhere on site.
