LP Gutteridge has been instructed by local law firm Marshall & Co. to sell the property.

Mr. J.J. (Jack) Outerbridge of LP Gutteridge said: "It would seem there has been some delinquency so the property is being sold under the condition of the mortgage. We are taking instructions from lawyers''.

The guest house belongs to Mr and Mrs Croke, he said.

Marshall & Co instructed LP Gutteridge on behalf of an unnamed mortgagee. Mr.

Graham Coxall, of Marshall & Co., said "the mortgagee is exercising her power of sale under the conditions of the mortage. There has been a default in payment''.

He would not comment further.

The guest house has four guest bedrooms and 13 licensed beds, according to Bermuda Blue Book, a travel agent's manual. It lists Ms Mary Croke as manager.
