Southampton Industrial Park, off Industrial Park Road, Southampton.

The property is comprised of some six lots, two with large existing warehouses.

it may be the last remaining large industrial zoned property on the market.

SAL president Mr. John Berg said of the property: "It is all quarried out. We have put warehouses on it and we have real estate there that is not needed to operate SAL retail or manufacturing side. As we quarried it out we have more space, which we don't need. It's a lot of real estate.

"We have had quite a few interested people already. It is zoned industrial so it covers a scope of things that can be done with the land. I think the property is very saleable.

"The vacant lots can be built on, or there are a lot of people who need industrial land just to put things on. There are contractors who sometimes need a working yard or land where they can put equipment on when they are not using it.'' One warehouse stands on lot number six with a 14,600 square foot structure.

The building's eve height is at 24 feet, with its apex height at 35 feet.

There are full length loading docks.

The warehouse was built in 1988 on about 2.1 acres of land with its own access roadways and services.

The second warehouse, built in 1990 on lot seven, has 16,800 square feet of space and includes ground floor/mezzanine and office space. The 0.988 acres of land also has separate access roadways and services.

Both warehouses are partially leased and each could be extended.

Subdivisions are also possible.

The four other lots vary in size from 0.789 acres to 1.282 acres. A Government water system put in at Port Royal also brings piped water down to the area.

The land has been owned by SAL and related companies for about 25 years. Mr.

Berg said: "It's probably the last privately-owned large piece of industrially zoned real estate on the Island. The good part is that it is on solid foundation.

"It's not like the Mill's Creek area, for example. All of this land is on substantial foundation.''
