New plan for six-storey Hamilton office block

The explosion of Hamilton workspace continues with yet another Planning application for a city office building.

There are at least ten buildings currently under construction or seeking Planning permission in the city that go to six-storeys or taller. This new building makes the number at least 11.

It’s a spacious six-storey structure proposal that would stretch from Front Street, up along King Street, and then onto Reid Street.

The proposal comes from WJHT Ltd. and architects Cooper and Gardner.

Developers are asking to demolish the current buildings at 135 and 137 Front Street, 61 and 63 King Street, and 102 and 104 Reid Street in order to construct a new office complex in its place.

The site is in the West Front Street section of Hamilton, an area along the harbour that has seen a flurry of development activity lately. Sir John Swan’s ten-storey Seon Place is planned at a site just down the street, and even closer at 131 Front Street, developer Zane DeSilva is putting up new multi-level office space.

Sir John’s building is yet to break ground while Mr. DeSilva’s building should be completed this year.

Unlike the trailblazing Seon Place application, the WJHT building appears to conform to the height limit regulations adopted in the City of Hamilton 2001 Plan. This new project is not requesting any exceptions. It would be 96 feet high.

The basement level would have parking. And from the ground floor to the sixth will be entirely office space with a series of verandas that should provide stunning views of Hamilton Harbour. The Front Street side of the site is currently home to a liquor store and a windows, doors and fencing company.

The King Street side hosts a hair salon, an entertainment company and several other offices. If the plan is approved, presumably they would all have to relocate and close down completely.

The application was received at the Office of Planning on April 24 and will take some time to weave its way through the Government approval process.
