Hotel and condo deal appears to be over
A $100 million hotel and condo development planned for the heart of Hamilton looks to be on the verge of collapse.
City officials are re-evaluating their options after losing patience on a proposal to build an executive hotel and condo on the site of the Par-La-Ville car park.
It is understood that the move to look again at the plan came after the project dragged on for close to three years without any sign that the hotel was to become a reality.
And it can be revealed that an exclusive development agreement on the scheme ran out last year -- leaving the Corporation of Hamilton free to entertain other offers.
Corporation of Hamilton Secretary Roger Sherratt said they were currently looking at the whole situation.
"The whole issue is under review by the corporation. We are looking at any other possibilities on that site, how we would develop it if the hotel project isn't forthcoming,'' he said.
Mr. Sherratt said originally there were many suggestions for the site, including offices, hotels, a theatre and residential.
Any proposal that got the green light would have to be in the best interests for the city, and would likely be a mixed use plan.
But he ruled out any solely office space idea. "It has always been felt there is no real benefit to the city when there are other properties that could be developed for offices,'' he said.
"We are reviewing the situation but haven't come to any conclusions.'' It is understood there is no rush to build on the site but the City of Hamilton is keen to explore other avenues after becoming concerned at the length of time the proposal had been on the table.
With parking space a big issue in the city, it is also thought a multi-storey or underground car park would find favour -- with other uses on the top floors helping to fund the park.
A pathway directly onto Queen Street could link the car park to the heart of Hamilton.
Government is also understood to be keen on having a hotel component in any final plan.
In June, developer Glynn Shouldice, of T.G. International Investments Ltd., said the project was 99 percent certain to go ahead, but he warned that people should not get their hopes up.
His plan involved 140 executive suites and 19 apartments on seven stories. It also includes a car park.
Mr. Shouldice did not return calls yesterday.
