Second phase of million-dollar beach condos hits the market
The second phase of a luxury beachfront condominium development worth an estimated $8.5 million has gone on sale.
The Breakers, a high-end condominium complex being developed at the Mermaid Beach Club property on the South Shore in Warwick, contains a further nine separate units which are priced between $630,000 and $1.9 million for two and thee bedroom apartments.
The developers, the Mermaid Beach and Racket Club, say the condos offer every amenity that both Bermudian and non-Bermudian buyers could dream of. There are spectacular views over South Shore, a private beach, tennis courts, a fresh water swimming pool and four acres of landscaped grounds.
And if housework is not your thing, there is room service, maid service and a laundry service. The lucky owners will also have their very own health spa and restaurant.
There is even a facility for non-Bermudians to lease the property in their absence which will, according to the brochure enable "The Breakers to become truly a holiday home as well''. The developers hope this lease-back facility will be used by tourists either with weekly or monthly rentals.
The project is in fact a redevelopment of the existing resort complex at Mermaid which is being expanded over the waterfront and towards the road, and then fitted with marble bathrooms and modern kitchens.
All the bedrooms are centrally air conditioned and all master bedrooms will have French doors overlooking the sea and a jacuzzi in the ensuite bathroom.
Even the secondary bedrooms have ensuite bathroom and fitted wardrobes. The top apartment which is being sold for $1.9 million can even be re-modelled to the specifications of the new owners. Each condo has its own balcony with barbecue and views over the sea and intercoms which link even the bedroom with the front door.
The project developers say the site is "five star living made easy''. Three have so far been pre-sold leaving six two and three-bedroom units still available.
The site is owned by Mermaid Beach and Racket Club, a company run by Maxime and Brian Alcon, financed by the Bank of N.T. Butterfield and Son and has as its agent Rego Realtors.
The bank is offering specially discounted mortgages.
Buddy Rego, of Rego Realtors said: "Phase one has been completed and all the units have been successfully sold.'' The next phase includes a restaurant and a fitness centre which already have approved plans with tennis courts.
Mr. Alcon added: "The condominiums are due for completion in October 2000, and we are on schedule for completion. The rains at the weekend did not hold us back at all.'' So far three apartments have been sold, one to a non-Bermudian, one to a Bermudian. The nationality of the third buyer is not known.
