Graham Smith sets Coldwell Banker commission record

Graham Smith has recorded the highest gross commission income achieved by an agent in Coldwell Banker Bermuda Realty’s history, the company said.

Mr Smith, who works in the company’s commercial division, was named its top agent for the 2025-26 fiscal year at its annual company breakfast meeting.

Susan Thompson, Coldwell Banker Bermuda Realty’s agency manager said Mr Smith had been with the commercial division for more than 25 years.

She said: “To see him achieve the highest GCI ever recorded by a Coldwell Banker Bermuda Realty agent is a remarkable accomplishment.

“It is a testament not only to his knowledge and experience, but also to his energy and the very strong industry relationships he has built with clients and customers throughout his very productive career.”

The company did not disclose the value of the commissions or the transactions behind the record.

The awards came during what Ms Thompson, who is retiring this year, described as a particularly strong period for Bermuda’s property market, despite an ongoing shortage of homes for sale.

“The market has continued to be remarkably strong,” she said. “We are seeing significant demand, but we are also seeing the challenges that come with limited inventory.”

The shortage of properties available to buy and rent has been a feature of Bermuda’s booming market. In June, Coldwell Banker Bermuda said it had 40 properties in, or close to, contract worth about $100 million, while Ms Thompson described the market as the strongest since 2005-06.

“We are experiencing a lack of inventory in both sales and rentals,” she said at the time.

In today’s statement, she added that buyers were competing for available properties, while sellers needed to pay close attention to pricing, preparation and professional advice.

At this week’s annual meeting, Adam Birch was named the company’s second-ranked agent for the year, while Karen Brine placed third.

Mr Birch joined the company in 2004 and has worked across Bermuda’s residential market, including luxury property and development advice. Ms Brine has worked in Bermuda real estate for more than three decades, beginning as a rental agent before moving into sales.

Coldwell Banker Bermuda Realty said commercial property activity was also solid across leasing and sales.

Brian Madeiros, the company’s president and chief executive, told staff that the meeting’s emphasis was on “gratitude and change”, recognising the team’s experience and contribution to the business.
