Plans have been put forward to create a luxury residential unit in the vacant Crisson Building on Front Street.

According to an application submitted by Adwick Planning, the ground floor of the building, which used to be home to the Crisson & Hind Art Gallery, would remain as a retail space.

However, the two upper floors of the building would be converted into a single residential unit featuring a new roof deck, plunge pool and home gym.

The application states: “The proposals involve the refurbishment of the existing building to improve the quality of the retail space on the ground floor and the creation of a two-bedroom apartment on the second and third floors.

“The residential use on the upper floors would be enhanced by the addition of a deck patio with plunge pool and a home gym at roof level.

“The latter will involve the replacement of the existing pitched roof by a flat roof providing structural support for the new facilities.”

The application noted that the “shell” of the building would be preserved, which would allow the building to retain the same character and appearance and maintain the quality of the Front Street Historic Area.

“In relation to its location within the Front Street Historic Area, as the proposal involves the rehabilitation of an existing building it is not considered that the quality and character of the historic area would be adversely altered by the proposals,” the application said.

“For the most part the appearance of the building from Front Street will be little altered from the original structure.

“This is particularly true of the proposed alterations at roof level. The existing pitched roof is concealed behind a parapet wall when viewed from Front Street, so the general appearance of the building from this aspect will be unaltered.”

The application said that the plans did not propose replacing the windows and doors on the front façade of the building.

“On the second floor, the existing glazing is of little quality and the new glazing will modernise the façade,” the application said.

“The third-floor façade contains more architectural detail in the form of masonry canopies and architraves around the window and door openings and an entablature running across the parapet wall.

“To retain the character and appearance of the existing building, all the masonry detail above the new glazed wall will be kept as well as the entablature.”

The Crisson Building was erected about 90 years ago and was known for decades as the most visible store for HS & JE Crisson, which moved to the site in 1981.
