Tobacco Bay concession area upgrade planned

Concessions at Tobacco Bay could receive upgrades next year to improve accessibility and amenities at the site, according to a recent planning application.

The application includes the creation of accessible shower facilities and additional bathroom stalls at the St George’s beach along with increased bar space and a rooftop viewing deck.

Planning documents included in the application stated that over the recent years the lessee of the property had taken note of a number of enhancements that could be made to the popular East End destination.

A letter from HDH, an architectural firm, said: “In particular, the addition of an accessible, private shower and making general improvements for accessibility would be helpful.

“They have also recognised that additional toilet stalls would be useful for both the men’s and ladies’ bathrooms. From a practical point of view, the existing structure could benefit from a new roof over the existing storage area, which would supply additional storage and enhance staff spaces.

“From a function point of view, having a larger bar and designated pick-up point for takeaway orders would streamline services.”

The plans show the existing accessible bathroom relocated with a shower added to benefit those who have difficulty accessing the existing shower facilities.

“The accessible bathroom and shower would also be available for use by families and community members benefiting from a larger more private restroom space,” the application noted.

“The relocated accessible bathroom means relocating the accessible ramp. The new ramp would replace the existing steps and increase the size of the small existing ramp up to the existing concrete deck and bar. It becomes a universal implementation designed for all.”

The application said that the creation of additional bathroom stalls would help prevent lines of customers building up.

The plans also propose replacing the existing mono-pitch roof between the kitchen and the bathrooms and enclosing part of the existing deck to create space for storage and staff.

The application said: “The existing roof between the kitchen and bathrooms is a mono-pitched roof that is showing its age.

“Presently, it covers a storage area but because it is ageing, it is not very secure and is barely weather tight. During storms, it will leak. The dampness cannot be good for the electrical panel and equipment housed in the room below this decrepit roof.

“The lessees propose to replace the existing roof with a new, more structurally sound roof that will protect the spaces below and, by extending the roof, there is an opportunity to enclose some of the concrete deck.”

The application said the extended roof would allow the creation of a viewing platform offering sunset views and allow an expansion of bar space for patrons.
