Cavendish Road project approved by DAB

The Development Applications Board has approved one proposed city commercial project and refused another.The development of Lot C2 on Cavendish Road, just outside the City of Hamilton, was given the go-ahead, though the Board did raise concerns about traffic management.The Tamarisk Trust’s in principle application proposed a mixed-use facility, including two floors commercial and one floor residential.The Board approved the application received back on December 3, 2012 subject to several conditions:1. The development shall be begun either before the expiration of 2 (two) years from the date of this permission, or the expiration of 2 (two) years from the final approval.2. A Construction Methodology Plan must be submitted containing details regarding the process of site excavation; traffic management for Cavendish Road during the periods when site excavation is underway, excavated material is removed from the site, equipment or materials are brought to or removed from the site, and construction works or their staging could impact the use of Cavendish Road in any way; delineation of staging and storage areas for excavated material, equipment and construction materials; the approval from the Ministry of Public Works for any traffic management; and any potential negative impacts on adjoining properties during construction, and their proposed mitigation measures.The DAB refused a proposed development in the City on the corner of Angle Street, Elliott Street and Brunswick Street by Stirling Company.The company had proposed a new eight-level office building with two Levels of underground parking.But the Board expressed concern over the location of the proposed vehicle access point given its adjacent position to the intersection of Elliott and Brunswick Streets.“Notwithstanding that the Corporation of Hamilton did not express concerns over this access point and its impact on traffic, the Board resolved to add a fifth reason for refusal to reflect this concern.”The Board said the application, as received February 25, 2013 does not comply with parts of the 2001 City of Hamilton Plan.For more on Planning Applications, see page 32
