Communicating is the key to real estate success
Peter Lever, St. George’s most visible realtor, enjoys the panoramic view of the harbour from his well appointed office. Wigwam Real Estate Ltd. is the only real estate office on Somers’ Wharf and Mr. Lever is the only realtor located in town!
Managing director of Wigwam is the gregarious Mr. Lever, successful in the realty business for 21 years. He stays busy with a constant flow of phone calls and business activities. He has his fingers on the pulse of East End realty but it does not stop there. He meanders all about the Island taking care of real estate business.
If you don’t find Mr. Lever in his office, he may be sitting on the upper verandah bench just above Tavern by the Sea. He enjoys the ever changing harbour view. Sometimes the scene is calm and beautiful like a serene lake and other times the breeze is strong and the harbour’s turquoise waves crash against the wharf. He says he always carries his cell phone to ensure he never misses a call.
“In this business you must be accessible! I thrive on being busy and achieving real estate goals for my clients.
“Sometimes that translates into helping other realtors who have listings or potential purchases in St. George’s. Every call is vital to running a successful venture.”
Well known and appreciated about town, Mr. Lever avails himself to everyone be it a chat about real estate or just a pleasant conversation about local happenings or the ever changing weather.
Mr. Lever said: “In the realty business clear and concise communication is of paramount importance. Every moment is important. Situations are constantly changing.
“I never know who is at the other end of the line or why they are calling. It may be a new listing, a client wishing to buy or sell, or a query about valuations.
‘It is extremely important to be a good listener in life — especially this business. I am very focused and meticulous and I am always learning.”
As a young man from England he attended Teacher’s College in Birmingham, England and upon completion worked two years in England, seven years in Canada and nine years in Bermuda (three years at Central School and six years at Saltus Junior School).
“Previously I lived in Warwick and over the years I moved further and further East. I have worked all over the Island and know it well — this is of paramount importance in the real estate business.
“I love working and living in St. George’s and truly appreciate the town’s history and the fact that we are a World Heritage Town.
“I also like being a one-man office and the key decision maker when it comes to closing a deal.”
Asked how one becomes a qualified realtor he explained that the Bermuda Chamber of Commerce’s Real Estate Division offers an excellent hand book, a real estate course is offered at the Bermuda College, available to Bermudians and Spouses of Bermudians who may become licensed
Mr. Lever says that one of the best sellers for the money on the current market is that of condominiums. A two bedroom, two bath condo in a nice location generally sells in the range of $650,000 to a million and over. Where as a small cottage may start at $1,250,000 and the sky is the limit.
“As the old saying goes, ‘they ain’t making any more’. We have a constant supply with an increasing demand. This year has slowed as buyers are nervous. Many people are making smart and substantially lesser investments abroad.”
A content seller and a happy buyer create a dual harmony in the real estate world. As with any business it is important to know who you are dealing with and understand the objectives.
“Three valuable investments in a person’s life are excellent health, a sound education, and the purchase of a home.
“I keep fit running and I have had the distinction of teaching. My passion for real estate will hopefully keep me motivated and busy well into the next decade,” concludes Mr. Lever.
