Tucker's Point Club remains on track
Development at one of Bermuda's top resorts, Tucker's Point Club, is right on track, despite the fallout from the financial crisis, according to the project boss.
The club's Dive and Watersports Centre and Harbour Court Residence Club both opened at the end of August, while the Hotel and Spa should be ready in April next year and the Harbour Drive Residence villas is expected to be completed at the end of 2010.
There are 14 fractional ownership units at Harbour Court, five of which are still for sale, cost from $355,000 per ownership for a two-bedroom (five units) and upwards of $415,000 for a three-bedroom (nine units), with of seven of the 18 privately-owned residences at Harbour Drive available between $3.2 million and $5.9 million.
John Bush, executive vice-president of residential development at Tucker's Point Club, who has been working on the project for the past three years, admitted that although a number of developments across the Island were yet to come on line and concerns had been raised about financial backing with the current economic turmoil Tucker's Point Club had stood up well to the test and was ready to go ahead full steam.
"There have been challenging times with hotel occupancy rates two-and-a-half-years ago we ran at over 70 percent annualised occupancy and this year it was 75 percent," he said.
"At the Golf Villas Residence Club villas that figure was 85 percent last week and 95 percent this week.
"We are just one project and we are doing our part to contribute to Bermuda's tourism industry.
"Our owners, members and guests love Bermuda and they want to use it it is good to have all of those wallets coming into Bermuda and helping the local economy."
The Harbour Court development cost more than $30 million, while the Harbour Drive properties were more than $40 million, according to Mr. Bush.
"The financial crisis has been impacting everyone," he said.
"Would it slow down a bit? Perhaps. The first eight of the units are finished and purchased, the next six that are under construction are sold and I think based on that success, with the rest we are going to find buyers before we build them.
"We are not immune from this financial crisis, but we are far enough along on the project that I am confident it will go ahead because people feel they have confidence investing here in good quality products."
The facilities at the Harbour Court Residence range from a club house common room with two concierge stands as well as a billiards room, a living room and a changing room with lockers.
All of the apartments have views of Castle Harbour with bedrooms, a kitchen, lounge and veranda, fitted with a washer, dryer and barbecue and decorated with Bermudian art.
In addition, Harbour Court has a 55-foot long pool, with bathrooms, said Mr. Bush.
"We just wanted to have a little style difference between the residence club so that everything does not feel the same," he said.
"We thought what could we do a little bit better? people love the outdoor environment, so we made the verandas 30 percent longer.
"I feel really good and proud of it because it has been a long time coming and has taken a lot of work.
"This is the level of quality that people want and if you build it people will pay for it it is at the top of the prices in Bermuda, but we are competing with the best hotels, not only on the Island, but also in the Caribbean and in the United States."
The Ship's Hill Estate Homes, Ship's Hill Town Homes, Shell Point custom waterfront homes and Golf Villas Residence Club are sold out, while more than 50 percent of the units at Harbour Court have been sold, with a total of 80 percent of all the fractional ownerships sold.
The Dive and Watersports Centre, which is open to residence club owners, Golf, Beach and Tennis Club members and hotel guests, includes a dive shop complete with equipment to rent and buy, eight boats with GPS and several kayaks for hire.
It is run by a staffbase of four, which increases to 12 in the peak season, consisting of dive and sailing instructors and local pilots who give lessons for children and adults, tours and programmes for children focused on fish identification and understanding water ecology.
Other exciting activities on offer feature a huge inflatable ball like a hamster wheel, 25-foot long trampolines and iceberg slides, in addition to a boat slip and gas and diesel fuel supplies for maintenance.
