Condo developer seeks permission for cliff repair

The owners of a South Shore Road condominium development have asked the Development Applications Board (DAB) to grant them Planning approval for ?paramount? repairs to an unstable cliff face before the start of hurricane season on June 1.

The Breakers Club ? care of Rego Realty ? has sought final Planning approval for reinstatement and repairs to the foreshore area due to hurricane damage below apartment Blocks B & C at No?s 28, 30 and 32 South Shore Road, Warwick.

Architect Jan Jarmula of Linberg & Simmons told Planning on April 21 that the size of the area needing repair is roughly 50 feet long by 25 feet wide.

?The middle section consisting of soft, consolidated sand deposits was eroded to the point where protection and restoration of the cliff face is paramount,? the architect said in the application.

?Considering the impending hurricane season, the owners of the Breakers will be obliged if the review by the DAB can proceed as soon as the advertising period has passed and the construction activities can start before the end of May 2006.?

Planning approval was first granted for post-Fabian repairs at the former Mermaid Beach Club on February 16, 2005.

?While the previously done repairs remain intact, three other damaged areas require repairs,? the application said. ?There is also a deep cave eroded at the base of the cliff which reaches as far back as the south wall of Block C.?

It said the concrete would be poured over clean fill material and be made to look like natural rock.

?The repair works fit between existing rock on the west side and the rock outcropping on the east,? it said.

Baygrapes and palm trees will be used as ?natural camouflage? over the repairs and a ?washed out? cave would be blocked.

In addition, a damaged timber and mesh railing along an existing walkway to the beach would also be replaced, the application said.

The Department of Conservation Service?s Marine Resource Board was asked by Planning to make comments on the application.
