Pink Beach, in Smith's Parish, revealed the money-spinning plan to lure more guests and semi-permanent residents last night.

Managing director Mike Williams said several hotel units would be redesigned as condos and longer-term accommodation.

And he said new hotel units would be built in a bid to lure more short-term visitors.

Mr. Williams, who lodged the planning application on Wednesday, said he could not confirm how many new units would be built or how many would be renovated as condos.

But he said the scale of the project was "massive''.

"It's a huge programme which will run into the millions,'' he said. "In fact, it's over $10 million. The plan is to take some hotel units and turn them into luxury condominium units, located on a private beach.

"They would all be on the Pink Beach property and we would want to replace any hotel units we lost by building new ones.'' The Pink Beach executive said the condos would be for sale "at the higher end of the market''.

"It is too early to discuss target prices but they would be at the higher end of the range,'' he said. "We would also propose to put some of them back into a rental pool, where the owners who are not using them might make them available for tourist use.

"It would basically be a private section to the complex, with permanent or semi-permanent residents.

"But it's also aimed at the tourist market, from the point of view that we would want to build new hotel units.''
