Sunflower Ltd. recently received approval from the Development Applications Board for the 86,000-square-foot development, which is to have six floors above ground and two floors below ground.

The development is slated for a vacant Church Street lot directly east of Joell's Alley.

Mr. Doug Backeberg, a partner in Marshall Bernardo Architects who designed the building, said how soon work begins on the development will depend on the economy.

The developers, a group of local businessmen, were awaiting planning approval before beginning a serious search for tenants, he said.

Mr. Backeberg estimated it would be a two-year construction project.
