Affordable housing projects win planning approval

A pair of Bermuda Housing Corporation projects have been given the green light by the Department of Planning to move forward, creating 48 new residential units.

According to documents published online, plans to develop 24 new housing units at the former Albert Row site on Malabar Road, Sandys, were granted planning approval on July 16.

The application proposed the erection of two identical three-storey residential buildings, each of which would contain 12 two-bedroom units, as well as the creation of a new playground, parking and landscaping.

A report by a technical officer recommended the plans for approval, stating: “The siting and design of the three-storey buildings are appropriate for the lot configuration and immediate environs and are unlikely to produce any adverse impacts on any existing residential units.

“The provision of affordable housing units merits the use of discretionary policies.”

Meanwhile, a second planning application for a 24-unit development on Tommy Fox Road, St David’s, was approved on July 29.

The project involved the construction of two new three-storey buildings, one that would house 12 two-bedroom units, while the second would contain 12 three-bedroom units.

The work would also include the creation of a playground between the two buildings and the moving of a bus lay-by in the area.

Zane DeSilva, the Minister of Housing and Municipalities, said in May that the Government aimed to create about 310 housing units within 18 months to address urgent housing needs.

As part of the first phase of the project, Mr DeSilva said more than 200 planned homes would be created at five sites including Victoria Place and Albert Row in Sandys, Tommy Fox Road and Channel House in St David’s and Dr Cann Park in Southampton.

These houses would be reserved for families on the BHC waiting list, as well as seniors on fixed incomes, single-parent households, young people looking for their own spaces and those dealing with homelessness.

It was revealed last month that Coastal Precast Systems, of Virginia, United States, had been awarded a $64 million contract to build 84 affordable housing units in St David’s and Sandys.

Along with the Tommy Fox Road and Malabar Road projects, the contract would include a proposed 36-unit development on Cochrane Road.

Coastal Precast Systems was previously hired by the former Wedco quango to build 100 homes at Dockyard but the project was scaled back to 20 by the One Bermuda Alliance after it won the 2012 General Election.
