<Bz32>Things to consider when you're looking for somewhere to rent

In Bermuda the majority of us have no choice when it comes to renting versus buying. With house prices skyrocketing, many will find themselves scouring the newspapers at one stage or another in search of the perfect rental in their respective price range. To make your search a little easier, rental representative at Coldwell Banker, Gail Aruda came up with the following list of things to take into consideration.

[bul] Make a list of potential rental properties by using the newspaper, internet rental sites or by visiting a realtor.

[bul] Get listings based on the location within your target neighbourhood and target price.

[bul] Use the list and eliminate some by a quick check of fundamentals - usually made during a quick visit to the property.

[bul] If the property is fundamentally clean, safe, pleasing and quiet, take the time to go through a detailed checklist.

Find out:

[bul] The rental amount,

[bul] The size of the unit and number of rooms,

[bul] Is garden maintenance included?

[bul] If there is a pool, who is responsible for maintenance?

[bul] Condition of the kitchen,

[bul] Condition of the bathroom,

[bul] What is included in the rent (water/electricity)?

[bul] Is there air conditioning/heating?

[bul] Onsite laundry,

[bul] Onsite parking if you own a car or bike,

[bul] Appliances included,

[bul] Furniture included and

[bul] Find out if pets are allowed or not

[bul] Find our whether or not the apartment/house has a single or shared water tank

Ms Aruda suggests a studio apartments as an option for young people just starting out, retirees, or anyone living alone who needs to live efficiently.

“Cleaning a small apartment is also quick and easy and heating, lighting and furniture is cheaper,” she adds.
